Requirements

Education/Certification:

Bachelor’s degree (preferred)

High School Diploma or GED

 

Special Knowledge/Skills:

  • Knowledge of basic construction principles, school and/or plant maintenance, and custodial
  • operations.
  • Ability to manage budget and personnel
  • Ability to coordinate District function
  • Ability to implement policy and procedures
  • Ability to interpret data
  • Strong organizational, communication, and interpersonal skills

 

Experience:

Three years of supervisory experience in maintenance and operations

Three years of experience in maintaining large plants or buildings

Two years of project management 

Job Description

Direct the District custodial and maintenance operations. Manage projects. Maintain physical school buildings and grounds in a condition of operating excellence so that full educational use may be made at all times. Provide students with a physical learning environment that is safe, clean, attractive, and functional.

Major Responsibilities and Duties:

1.  Direct and manage maintenance and repair, security, and central warehouse operations of District and provide administrative guidance to Custodial Supervisor

2.  Oversee district custodial operations and provide administrative guidance to Custodial Supervisor

3.  Develop and maintain written departmental procedures for maintenance, repair, operations, and security of all District buildings and equipment.

4.  Prepare plans and specifications for contracted repair work and site improvement for submission to purchasing department for bids.

5.  Serve as the board approved designated person for Asbestos Management.

6.  Serve as the board approved designated IPM (Integrated Pest Management) Coordinator.

Policy, Reports, and Laws

  1. Implement federal and state law, State Board of Education rules, and board policy in maintenance and custodial areas.
  2. Compile, maintain, file, and present all physical and computerized reports, records, and other documents required in the custodial/maintenance area.
  3. Enforce safety standards that conform to state, federal, and insurance regulations and develop a program of preventive safety.
  4. Develop training options and improvement plans to ensure exemplary custodial/maintenance department operation.
  5. Comply with applicable personnel policies.
  6. Prepare data necessary to process transportation payroll.

Budget and Inventory

  1. Compile budgets and cost estimates based on documented program needs.
  2. Administer custodial and maintenance budgets and ensure that programs are cost-effective and that funds are managed wisely.
  3. Plan and direct inventory and stock control program for equipment and supplies.
  4. Initiate purchase orders and bids following budgetary limitations and District policies.
  5. Replace and maintain a current inventory of supplies and parts to avoid delay when reordering.

Personnel Management

  1. Train, supervise and evaluate all custodial and maintenance personnel and make sound recommendations about placement, assignment, retention, discipline, and dismissal.
  2. Monitor the data necessary to process custodial and maintenance payroll through the department supervisors.
  3. Assign work to custodial and maintenance personnel and oversee completion.

Safety

  1. Help organize and conduct training programs to promote a safe work environment.
  2. Ensure that Maintenance/Custodial equipment is in excellent operating condition.
  3. Perform disaster duty as needed (hurricanes, earthquakes, blizzards, etc.)
  4. Maintain safety standards in conformance with federal, state, and insurance regulations and develop a program of preventive safety.
  5. Inspect jobs upon completion and ensure areas are clean and operational.

Other

  1. Attend and make presentations at conferences and school board meetings to discuss innovations and problems in both departments.
  2. Attend professional growth activities to keep abreast of innovative techniques in custodial/maintenance.
  3. Maintain good rapport with the community.
  4. Respond to afterhours emergencies as needed.

Supervisory Responsibilities:

Supervise and evaluate the performance of skilled craftsmen, custodial and maintenance supervisors, grounds staff, warehouse managers, and support staff assigned to the custodial and maintenance departments.

Tools/Equipment Used: Standard office equipment including computer and peripherals; district vehicle; school bus

Posture: Prolonged sitting; frequent standing, kneeling/squatting, bending/stooping, pushing/pulling, and twisting; may work in tiring and uncomfortable positions

Motion: Frequent walking; regular grasping/squeezing, wrist flexion/extension, and reaching; regular drivingclimbing stairs/ladders/scaffolding; regular grasping/squeezing, wrist flexion/extension, and overhead reaching; frequent driving

 

Lifting: Regular moderate lifting and carrying (15–44 pounds); occasional heavy lifting (45 pounds and over)

Environment: Work outside and inside, on slippery or uneven walking surfaces; frequent exposure to extreme hot and cold temperatures, dust, noise, and vibration; exposure to chemical hazards; work around vehicles and machinery with moving parts; regularly work irregular hours; occasional prolonged hours; frequent districtwide travel; occasional statewide travel

Mental Demands: Maintain emotional control under stress

Regular attendance under District policy is required and expected.
