The Organization

Camino Nuevo Charter Academy (CNCA) is a network of charter schools serving students across the PK-Post Secondary continuum in the Greater MacArthur Park neighborhood of Los Angeles.  Pueblo Nuevo Education Development Group (PNEDG) is CNCA’s resource development and capacity building arm.   PNEDG invests in young people to foster personal transformation and generational social change.  PNEDG staff support and build capacity for CNCA schools in achieving their vision.  The organizations are grounded in the beliefs that public education is a civil right and all students deserve an excellent education that will prepare them for success in life. At CNCA/PN-EDG, we recognize that lower income and immigrant communities often face institutional and cultural barriers that create impediments to students’ success, and that an excellent education must eliminate these barriers. We integrate a strong focus on progressive, research-based academics with a holistic, place-based approach to serving our students. Since opening its doors in 2001, CNCA has grown to 8 schools and nearly 3,500 students.  Our goal is that by 2022, 2,000 CNCA graduates will be equipped with the skills, knowledge, and worldview necessary to be literate, critical thinkers and independent problem solvers.  As a result of this success, 90% will have been accepted to, 80% will have attended and 60% will have graduated from a 4-year college within 6 years.

The Opportunity:  The Property Manager is responsible for the efficient management of residential and commercial properties on behalf of Pueblo Nuevo Education & Development Group for Group Nuevo Los Angeles. This involves determining rates, marketing and filling vacancies, handling tenant relations, and overseeing maintenance.

 

Essential Functions:

 

Strategy & Vision Setting Responsibilities

  • Elevate challenges that arise within the property and work with the VP of Business & Finance (VPBF) to inform and improve the work

 

Administrative Management & Compliance Responsibilities

  • Serve as a liaison between PNEDG administrators and residents to maximize good neighbor relations
  • Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
  • Establish rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
  • Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Contract with tenants by negotiating leases and collecting security deposit.
  • Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Handle delinquent rent timely, serve appropriate tenant notices, and initiate evictions as allowed by law
  • Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal services
  • Perform light maintenance:  keep fresh batteries in smoke alarms, replace light bulbs in all fixtures, replace locks and door handles when needed, light handy work for plumbing and various fixtures, install and replace broken blinds, light landscaping, etc.
  • Maintain building systems by identifying need, seeking approval from VPFB, obtaining quotes, contracting for maintenance services, and supervising repairs.
  • Be on call for tenant’s requests, complaints, maintenance and repair requests in order to maximize tenant satisfaction within the terms of the lease
  • Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
  • Enforce occupancy policies and procedures by confronting violators.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.
  • Participate in monthly HSO all Staff meeting and other meetings as requested by supervisor
  • Other duties as assigned

 

Qualifications:

  • High school diploma, GED, or equivalent
  • Bachelor’s degree or equivalent experience preferred
  • Available seven (7) days a week 8:00 am to 6:00 pm and outside of these hours to respond to emergencies
  • 3-5 years’ experience in real estate or sales
  • 1-3 years’ property management experience
  • Proficient in Microsoft Office (such as Microsoft Outlook, Excel, and Word)
  • Experience or commitment working on a team as well as across teams
